A mortgage is one line item. Based on AED 2,000,000 and a AED 1,600,000 loan, here’s roughly what else changes hands before you get the keys.

The process
How a Dubai mortgage works
Get pre-approved
A bank assesses your income and debt burden ratio and issues a conditional pre-approval, usually valid for 60–90 days — this is what tells you your real budget before you start viewing.
Find your property, sign the MOU
Once you agree a price with a seller, both sides sign a Memorandum of Understanding (Form F) and a deposit — typically 10% — is paid to secure the property.
Bank valuation
Your lender sends an independent valuer to confirm the property is worth what you're paying — the loan amount is based on this valuation, not the agreed sale price, if the two differ.
Final offer & signing
Once the valuation clears, the bank issues its final mortgage offer letter. You sign the finance documents and the bank prepares to release funds.
Transfer & registration
Buyer, seller, and bank meet at the Dubai Land Department trustee office. Ownership transfers and the mortgage is registered against the title in the same appointment.
Eligibility
Before you calculate
Minimum down payment
Generally 20% for UAE nationals on a first ready home, 25% for expats — higher again for a second mortgaged property or most off-plan purchases.
Debt burden ratio (DBR)
Your total monthly debt obligations, mortgage included, are generally capped around 50% of gross monthly income under UAE Central Bank mortgage lending rules.
Maximum loan tenure
Typically up to 25 years, and usually structured so the loan is repaid by a set retirement age (commonly 65 for UAE nationals, 60–65 for expats).
Off-plan vs. ready
Off-plan properties often carry lower maximum loan-to-value limits than completed, ready-to-move-in properties.
